Purchasing a property is most likely the biggest financial decision you will ever make. Whether this is your first purchase or you are an experienced buyer, this decision must be made carefully.
Are you tired of paying rent? Have you decided to pay your own mortgage and not your landlord’s? Have you outgrown your current home? Are you looking for an investment portfolio? Are you looking for a rental property? Would you like a larger yard? Would you rather live in a different area? Do you want to shorten your commute? Having a clear sense of your reasons for buying will help you choose the right property.

Real estate agents work for you and have your best interests in mind. They can provide valuable information about properties, saving you time and helping you avoid costly mistakes. Your agent ensures you don't miss any available properties, even those without open houses. Their advice and negotiation skills will make your home buying experience and outcome better.

Consider why you want to buy a home, both for financial and personal reasons. Knowing your priorities will guide your home selection and offer-making strategy, making it easier to find the right place quickly.

Determine the monthly amount you're comfortable paying as it will remain constant after moving in. Evaluate both upfront and ongoing costs, like taxes, utilities, condo fees, and maintenance. Sometimes, a slightly more expensive house can be a better deal if associated costs are lower.

Obtain a pre-approval letter from a reputable lender, indicating your conditional approval for a specific loan amount. This is crucial to show sellers that you can afford their home and is easy to get through a quick online application. You will need to have this ready when you find a home you love and want to make an offer.

Now comes the fun part – shopping for your dream home! Your agent will regularly share homes that match your criteria, help you set up viewings, and evaluate houses together until you find the right fit.

Once you've found the perfect home, your agent will help you create a compelling offer. They'll guide you through the offer details and help you strategize. When the offer is accepted, you'll need to pay an initial deposit, typically around $1000.

After your offer is accepted, there's a specific period for a home inspection. During this time, your agent will arrange and attend the inspection. If any issues arise, they will be addressed. Once the inspection is satisfactory, you can move on to signing the purchase and sale agreement (P&S).

The purchase and sale agreement (P&S) outlines the terms of the sale. Your attorney will review and negotiate any important terms. The attorney and your agent will ensure you understand and are comfortable with the document. At this point, you'll sign and make a second deposit, typically 5% of the purchase price. Once this is signed by both buyer and seller, then both parties are legally committed to the sale.

The mortgage company will review your financial documents and conduct a property appraisal. They'll also ensure there are no issues with the building or association management. This step ensures your loan is ready for final approval. Once that occurs they will issue a ‘commitment letter’ which states they will fund the agreed upon loan amount on the closing date.

When you reach the closing date, you'll meet in person with your attorney to review and sign all the necessary documents. At this point, any remaining funds you're contributing toward the down payment will be due. Once this process is complete, the documents will be registered with the registry of deeds, officially establishing you as the new homeowner.

Congratulations! You are now the proud owner of your new home! I'll provide you with the keys, granting you full access and ownership of your new property.
